The Zürichberg is the quiet side of the hill. Above the plot the street becomes forest and stops carrying traffic; below it the city starts again at the Zoo tram stop, which is the last stop where you can still get a seat in the morning.
It is not a neighbourhood you arrive in for the nightlife. It is one you arrive in because you want the walk home to be uphill and to end somewhere silent.

Oriel builds a handful of buildings at a time. Each one is finished, sold and handed over before the next begins, which is why the portfolio is short and why the completion dates on this page are the ones we expect to keep.
We sell the residences ourselves. There is no brokerage, no bidding, and the price you see is the price — it does not move because someone else enquired the same week.
We came to see it in November, when the light here is at its worst. That was the point. It was still full of it.
Questions people actually ask.
Staged payments are made into a notarial account and released only against certified construction progress, so the money follows the building rather than the promise. The land is owned by Oriel outright and free of charge.
If we do not complete, the account is unwound and the reservation deposit returns to you with interest.
Within the structure, yes — walls that are not structural can move, and the kitchen and bathroom positions are fixed only by the risers. Changes are agreed before the fit-out stage and priced before you commit.
No. Oriel sells its own residences. The price shown is the price, and it does not move because someone else enquired the same week.
It depends on the canton and on the residence. We will tell you plainly whether a given residence is available to you before you spend time on it.
